Commercial Loans

Because no clients needs will ever be the same our commercial loans are designed to be flexible.

* Loans amounts of Ł25001 to Ł10 million
* Terms of 5 to 25 years
* Interest margins ranging from 1.25% to 4.5% above Bank of England base rate (subject to loan risk assessment)

Unlike many of our competitors we will provide loans secured against most types of commercial property including:
*pubs *restaurants *hotels *shops *offices *warehouses *care homes *industrial units
In all cases loans can be secured on either freehold or long leasehold properties.

We can normally have a decision within 48 hours

You can borrow up to 75% of the purchase price (sitting tenants can borrow up to 90% of the purchase price)

Fees

Valuation fees are based on the fee scale of authorised independent valuers.

Lenders arrangement fees are based on the value of the loan and are from 1% of the loan. A commitment fee of 0.5% of the loan is payable on acceptance of the loan offer. This fee is refundable on completion of the loan. The fee is forfeited if the transaction does not proceed.

Broker fee - our fee is a flat fee of Ł550 for all loans no matter what the size and is payable on acceptance of the loan offer.

Legal fees you are responsible for all legal fees incurred by our lender in relation to the loan transaction. The scale of the fee will be 0.5% of the advance plus vat subject to a minimum of Ł400 plus vat and disbursements.
